Areas covered include: Zoning and Permit Search (London Only), Moisture/mould issues, Foundation, Exterior Doors, Windows, Roof, Exterior Walls, Attic (including insulation), Plumbing System, Electrical System, Heating/Air Conditioning system, Ceilings, Walls, Floors and Flooring, Interior Doors, Kitchen Cabinets, Wall Insulation, Ventilation, Septic/Sewer/Sumps, Overall Structural Integrity, Other Buildings, Lot (Setbacks/Drainage/Slopes), Driveway etc.

Here are a few of the unique problems that I have uncovered during my inspections...

Bait and Switch?

Every one of my inspections, located in the city of London, starts with a zoning and permit search. One couple was unknowingly about to purchase the home next door to the one they were showed by the Agent.

Mould in a New Home?

It is not uncommon to have major mould issues in a new home. Builders are making the structure more and more air tight. If a home owner does not ventilate properly, you could be in for a mouldly surprise.

Hidden Water Leak?

It is amazing what could be behind that new paint or in this case, insulation. A dark area on the concrete slab lead me to the fact that the sill area at the top of the foundation was actually leaking in this new home. A costly repair that you should be aware of.

Let There Be Light?

In most cases ventilation is good. However, not in a heated space, as I found in this home. Not only was the vapour barrier not installed, this gap to the outside world would make the room above it very cold and expensive to heat / cool.
